Currently, there is very little industry. Commercial areas are being built and added. Most of the housing in San Tan Valley was constructed since 2000. This was an area that builders could buy land at a lower cost than in Maricopa County and provide lower cost new housing.
There are currently no condo or town homes in this community. All homes are single family and most are newer than 2000. There are several master planned subdivisions that provide various amenities to the residents, such as golf, tennis and community pools. Some of those include Johnson Ranch, Village at Copper Basin, San Tan Heights, Rancho Bella Vista and Pecan Creek. The area prices dropped significantly in the real estate crash of 2007-2008 and in 2011, many homes were selling at 30% of the 2006 prices. Low interest rates, cash investors and others looking to cash in on the “low” prices have created enough demand that prices have gone up quite a bit since the market hit bottom in November, 2011. New home builders, who had virtually stopped building, are now selling homes and beginning to build again. Some of those builders include Shea Homes building at Encanterra Country Club and both Meritage Homes and Mattamy Homes at Circle Cross Ranch.
